The Trust

It is our pleasure to present the opportunity to invest into the Vesta SDA Belmont Trust. The Trust offers a quality investment involving the development and ownership of SDA apartments in Belmont, Western Australia. SDA is housing designed to empower people with extreme functional impairment or very high support needs to achieve independent living.

Our SDA investment strategy is to work closely with SDA providers to deliver high standard accommodation in supply constrained locations. Investors will initially benefit from development profit and then at completion an attractive property yield.  

This offer is for Wholesale Investors only as defined by Sections 761G and 761GA of the Corporations Act 2001. Applications will only be accepted from investors who have registered and received a copy of the Information Memorandum.

Property

The property located at 159 Leake Street, Belmont, WA 6104 is a 837m2 vacant site. Development Approval has been received to construct a total of 7 apartments,with 6 of the apartments to be leased to SDA participants and 1 apartment designated for a carer (Onsite Overnight Assistance).

The Trust will deliver the apartments to SDA specifications with a focus on design and construction quality coupled with liveability which we believe will be critical for Participants seeking accomodation.

Who and what is the NDIS and SDA

The National Disability Insurance Agency (NDIA) is an independent statutory agency whose role is to implement the National Disability Insurance Scheme (NDIS), which supports a better life for hundreds of thousands of Australians with a significant and permanent disability and their families and carers.

Specialist Disability Accommodation (SDA) is a range of housing for eligible people with disability.The Specialty Disability Accommodation (SDA) funding offered by the NDIS seeks to enhance and expand the availability of specialised housing options for participants with disability support needs.

Vesta is partnering with the following experienced SDA specialist to provide the independent living dwelling:

- Nesti Housing provides quality tenancy property management services of social and disability housing and is a business division of the PeopleKind Group.

- Pulse Property Solutions is a property development management company, which has delivered numerous successful SDA developments and will provide guidance during the development phase.

Vesta is ensuring that all consulting parties are SDA experienced including quantity surveyor, builder, financier and valuer.

Offer Summary

Target Return:

  • Unitholdersin the Trust will participate in valuation uplift at completion of the development, with a $1.00 invested to reflect an estimated $1.40 at developmentcompletion.
  • 9.00% p.a commencing distributions paid quarterly.
  • 15.00% p.a target investor IRR (net of fees).

Minimum Investment:

  • $250,000 or at the discretion of Vesta.
  • A total target equity raise of $2,300,000
