Property Funds

A Vesta property fund, operating as a unit trust is a direct property investment vehicle whereby investors pool their capital to invest into Property. The structure provides the investors with the opportunity to invest in commercial, retail, industrial, developments & special purpose properties that may otherwise be too expensive for the investors to invest directly. This gives investors the opportunity to build their property wealth. The property funds are generally set up holding a single asset and held for a fixed term.

Funds Management

Vesta as Fund Manager for each property fund performs the following:

• Sources property opportunities. An integral part of any successful property investment, is a thorough due diligence investigation. This includes reviewing leases, property financials, the building fabric and planning.
• Sources the most optimal equity and debt capital structure.
• Once established Vesta draws on its asset management experience to maintain, reposition or develop the asset to meet the investment objective.
• Negotiates and manages the best possible finance terms. As we have seen recently the management of debt is very important.
• Provide regular investor updates ensuring they are fully informed and comfortable with the day to day management of their investment.
• Monitor property markets and positioning of the property to exit the investment at an opportune time to maximise investor returns.
